WPPS Thanks for giving me the opportunity to show you what we do and how it affects what you do in regards to operating a home. Many companies will quote you rates for services and they will vary, however, we know from experience that our prices are very competitive and I think you will find that they are as well when you consider what we do for them.
To help you with some basics I thought I would provide you with a basic knowledge of costs to operate a Florida home. We have many more expenses than you normally do with a personal home, costs for services that most of us don’t think about because we provide those services for our homes in our daily routine and never consider the cost to get them done by someone else.
I will go over the marketing with you and what I do and what you can expect to receive from us if you choose our marketing services.
First, I need to explain we have two different sides of the company and both of them or available to you. We handle property management services for all the homes that we offer for rental, however, we also manage homes we don’t offer for rental. As some people don’t want to rent their homes or they want to rent their homes exclusively on their own. The second company is We offer homes for rental on Airbnb, HomeAway, Expedia and AirBnb.
We charge a basic commission of 20% of each rental.
Mickey’s Home’s Property Management can provide you with complete care and maintenance of your homes including the housekeeping services from short term rentals as well as full home “spring cleans” when needed. We can provide everything you need to do to keep the home, yard, landscaping and pools running correctly and efficiently. Services provided normally include:
24/7/365 on call services to the home to protect it from any kind of emergency situation. Making sure the homes guest is able to check in without issue and assisting the guest with any issues while they are in the home. The basic management fee for our service is $150 per month. This is very reasonable when you realize that the cost of being on call is only 21 cents per hour alone. The home is personally visited and inspected at least 3 times each week, and this number increases if there are guest in the house. We are not limited to three times per week, that is the minimum it is visited. This service includes making sure the trash and recycle bins are placed in the correct positions and returned to the homes as needed. They are kept clean, the front entries to the homes are kept clean for the guest upon arrival. The home’s water faucets are checked to make sure pool water is not left running for more super lengthy times, etc. We can explain why this is important tomorrow as well.
Other services offered for cost based on the size of the home, yard and pool are as follows:
- Yard mowing and trimming, fertilization and weed program.
- Landscape trimming, fertilization and bedding mulch maintenance.
- Pool and deck maintenance that includes washing the deck weekly, furnishings as needed and basic pool chemistry. Cleaning and changing pool filters as needed. This service will include basic pool chemicals and pool chemistry requirements. Extraordinary pool chemicals and services are available for a fee as well.
- Pest Control – a must have here in Florida.
- Power Washing of pool decks, driveways, sidewalks and pool screen enclosures. Extra cost.
- Housekeeping and cleaning of homes as needed.
- Carpet and tile cleaning services.
- Painting of both exterior and interior surfaces.
- Furniture cleaning.
- Exterior window cleaning.
- Tree trimming.
- Light bulb, smoke and emergency battery, TV and electronic battery replacements and furnace filter replacement program.
- Assisting and making repairs to damages in the home or normal replacement repair and maintenance.
- Major Painting, Roof repair replacements, etc.
- Replacement for damaged, lost or broken linens, towels and kitchenware.
These are items people take for-granted and need to be addressed from the Property management company. Prices for these services are based on each specific property – one size does not fit all.
The items above are not abnormal and things we take care of all the time, but there is a lot more to owning and operating a short-term rental property than most people consider. We don’t like surprises for our owner’s and we have worked with them using our 18 years of ownership experience to make sure their ownership experience is the best possible.

Rates and what the services include for each category
1. Monthly home management fee
Provided in this fee is 24 hour/ 365 day on call service for emergency services to the home. Assisting guest with arrival and on call for guest to answer questions and fix minor issues for them. Inspection of homes after guest leave and make sure the home is secure and safe. The home will be visited an average minimum of at 3 times per week and checked to make sure the home is secure and utility services are monitored. It also includes minor repairs like tightening door knobs, tightening commode lids, minor adjustment to doors and straightening up and protecting outdoor furnishings after storms, etc. Washing off the front entry areas to the home as needed. Providing booking calendars that are current on the Mickey’s Homes website calendars for owners to check and place owner bookings on the site. Also assisting with making sure the home is compliant with short term licensing requirements as required by the state. Request Info
2. Pool Care
This service includes weekly pool cleaning and chemical treatments for standard pool chemistry balancing, basic chemicals including chlorine, acid and potash. Washing down the pool deck, wiping down pool furniture and vacuuming of the pool and spa area weekly. Monthly cleaning of pool filter or as needed. Picking up leaves and trash inside the pool area. 3. Pest Control
Provide monthly spraying of homes for bugs and annual professional baiting of the interior of the house. The service includes unlimited call backs to eliminate and control pest infestations caused by seasonal climate change, specifically the rainy season. Request Info
4. Lawn, Shrub and Tree mowing and trimming care
This service provides for mowing weekly during the mowing season, March 15 thru November 1st and every other week in the dormant season. Mowing shall include mowing, trimming and edging around beds. Trimming of plants in beds and weeding beds. It doesn’t include trimming of trees annually or as needed. It doesn’t include lawn fertilization nor insect spraying of trees and shrubs. FYI, larger palm trees cost $…each per trimming and need to be done many years twice. Most services don’t include this, we do as it is needed and we will make sure they are done in a timely manner at the right time. It also includes checking the irrigation system to make sure the timers are set to the correct legal days and times and making sure they are running. 5. Filter, battery and light bulb service
This service includes the supplies to check/replace the furnace filters monthly, replace smoke detector batteries and electronic devices batteries as needed and replace all light bulbs in the home and lambs as needed. You have no call out charges to replace the bulbs or change any of these things. Request Info

A. Housekeeping
This cleaning is done after each guest departs. It includes changing all bedding and washing the linens and towels, cleaning the bath rooms, cleaning the kitchen including dishes, cleaning kitchen appliances and refrigerator, vacuum and mopping the entire home. Cleaning of glass on sliding doors to pools. Light cleaning for dust on tables and obvious areas. Request Info
B. Spring or “Deep Cleaning”
This price includes cleaning all ledges, green plants, wall decor, moving and vacuuming under beds and furniture, inside windows, washing baseboards, cleaning cabinet fronts, sliding door tracks, cleaning window blinds, fans, filter vents, and cleaning of appliances and moving them out and dusting behind them. C. Miscellaneous work
This is for additional work or repair request. Painting, repairing walls, minor electrical work, garage door repairs, minor irrigation repairs, etc. not requiring a licensed professional or specialist to repair. A one-hour minimum service fee for assisting acquiring professionals to do extensive service work. Request Info
D. Major repair work quoted on a job basis
Examples would be painting of the home exterior, pool deck painting, home repairs, pool enclosure repairs and power washing. Power washing of driveways and sidewalks. Request Info
